How these figures are calculated
The full area ranking orders all qualifying non-flat medians from greatest rise to greatest fall. Area chips use this complete ranking, not the reversed order of the separate falls table. Rank 1 is the largest rise, not an investment recommendation. The raw ranking retains flagged moves.
The headline selects from all qualifying areas with known off-plan figures and an absolute share change below 15 percentage points. The tables retain their raw rankings, including flagged moves. An unflagged comparison is not a mix-adjusted or same-home price measure.
We compare the median price per sq ft of registered residential home sales in 6 Oct 2025 to 5 Oct 2026 with 6 Oct 2024 to 5 Oct 2025. Change is (current median ÷ earlier median − 1) × 100. These are separate groups of transactions, not repeat sales of the same homes.
An area needs at least 50 filtered registered sales in each window and a positive median in both. Rises and falls are ranked separately, at most ten each. Exact changes determine order; ties use more current sales, then the area slug. Unchanged medians are excluded.
Off-plan share is the percentage of included registrations marked pre-registration in each window. A flag appears when the absolute change is at least 15 percentage points. This identifies a mix change and does not establish a cause of the price change.
The existing residential population excludes quality-flagged records, missing price-per-sq-ft values, and extreme records outside one quarter to four times the area median in the transaction year. Land and non-residential records are not included.
Questions about this ranking
These answers explain how to read the ranking and its sample limits.
Which areas have the largest median rise and fall without an off-plan mix flag?
The Valley has the largest qualifying median rise without an off-plan mix flag, +31.3%. City Of Arabia has the largest qualifying median fall without that flag, -7.1%. The raw largest rise, Sufouh Gardens (+147.4%) is flagged as a sales-mix change (off-plan share 0.0% → 75.7%). The raw largest fall, Site A (-66.8%) is flagged as a sales-mix change (off-plan share 79.6% → 24.8%).
Do falling medians mean every home lost value?
No. Different homes were sold in each window. Bedroom, villa and off-plan mixes can change the median without the same home changing price.
Why are some areas missing?
An area is omitted if either window has fewer than 50 filtered residential sales or a median price is missing or not positive. Areas with an unchanged median are not included in either moves table.
What does the off-plan mix flag mean?
It marks an increase or decrease of at least 15 percentage points in the share of pre-registered sales. It is a warning about the sample mix, not an explanation of the price change.
When does this page change?
It rebuilds weekly from the registry pipeline. The current sales data ends on 5 Oct 2026; a rebuild does not mean that newer source transactions are available.
